Redevelopment
 
Redevelopment in New Jersey is the government-led process of revitalizing underutilized, blighted, or declining areas through special planning, zoning, and public-private partnerships under the Local Redevelopment and Housing Law. It enables municipalities to designate zones for targeted investment, property acquisition, and tailored plans to turn distressed sites into productive, mixed-use, or affordable spaces, often focusing on "smart growth".
 
Key Aspects of NJ Redevelopment:

  • Designated Areas: Areas must officially be declared "in need of redevelopment" or "rehabilitation" based on criteria like blight, vacancy, or unsafe, obsolete buildings.
  • Municipal Control: Unlike standard zoning, the municipality plays a direct role, contracting with redevelopers to control land use, aesthetics, and density.
  • Redevelopment Plan: A specific, adopted plan governs the area, acting as a specialized zoning tool to guide development.
  • Purpose: To transform distressed areas, boost the economy, increase affordable housing, and reuse infrastructure.
